摘要:
回顾西方城市更新中公共空间更新的供需矛盾演变历程，构建供需视角下城市更新中的公共空间更新理论框架。在此框架基础上，以实践案例分析了国内城市更新中公共空间更新的4类主要供需关系：①土地需求影响下的城市更新模式，如释放生产低效的旧厂房工业用地和活化旧村中的公共空间；②住房保障需求影响下的城市更新模式，如提高城市容积率的住房更新和提供全面改造型的住房更新；③产业转型需求影响下的城市更新模式，如提供良好经济转型的制度环境和支持新兴产业发展；④人居环境需求影响下的城市更新模式，如以文化主导和以城市绿地主导的更新模式。最后，对比供需视角下中西方的城市更新公共空间更新，得出城市更新由重点关注经济建设向更加全面、系统方向转变的结论，给出了兼顾历史保护与现代发展、构建城市更新长效发展机制等的建议。
Abstract:
A review of the evolution of the conflict between supply and demand in the renewal of public space in Western urban regeneration, and a theoretical framework for the renewal of public space in urban regeneration from the perspective of supply and demand.On the basis of this framework, the four main types of supply-demand relationships in public space regeneration in urban regeneration in China are analysed with practical cases：①urban regeneration models influenced by land demand, such as releasing inefficient industrial land in old factories and revitalising public space in old villages；②urban regeneration models influenced by housing security demand, such as housing regeneration by increasing urban plot ratios and housing regeneration by providing comprehensive renovation；③urban regeneration models influenced by the demand for industrial transformation, such as providing a favourable institutional environment for economic transformation and supporting the development of new industries；④urban regeneration models influenced by the demand for human living environment, such as culture-led and urban green space-led regeneration models. Finally, comparing the public space transformation of urban regeneration in China and the West under the perspective of supply and demand, it concludes that urban regeneration has shifted from a focus on economic construction to a more comprehensive and systematic direction, and gives suggestions for balancing historical preservation and modern development and building a long-term development mechanism for urban regeneration.
