摘要:
多元化安置模式和居民满意度是因地制宜推动城市更新的关键因素。通过对中华人民共和国成立以来上海市城市更新中安置模式的历史梳理，说明就近安置模式是多元安置的有效补充。以上海市河间路保障房项目为例，分析就近安置模式的操作过程和规划设计策略，并以居民满意度的调查方法获取居民对就近安置模式的接受度、评价与优化意见。指出大城市的城市更新中拆迁安置应当给予居民多样的选择，其中就近安置模式值得进一步研究与发展；未来应用过程中宜着重改善户型设计，提升公共交通和配套设施的适老化服务，并进一步保障低收入居民的就业等民生问题。
Abstract:
Diversified resettlement and residents’ satisfaction are key factors in promoting urban regeneration in accordance with local conditions. Through the historical review of the resettlement models in the urban regeneration process of Shanghai since the founding of China, the paper proved that resettlement in nearby area is an effective supplement of diversified resettlement. Taking the Hejian Road Affordable housing project in Shanghai as an example, This paper analyze the operation and planning strategies of the nearby resettlement model, and obtain residents’ acceptance, evaluation and optimization opinions by using satisfaction survey methods. The article points out that urban regeneration in megacities should give residents a variety of choices, among which the nearby resettlement model is worth further research; the future application process should focus on improving the house design, enhancing the ageing services of public transportation and supporting facilities, and further guaranteeing the employment of low-income residents.
