摘要:: 探索存量时代校城协同更新路径，破解特大城市高校密集型老旧片区产业空间载体不足、校城公共空间割裂、公服设施配套滞后等现实难题，厘清校城融合导向下老旧片区更新的核心内涵，从功能产业、公共空间、公服配套三大维度，构建“生产—生态—生活”三位一体的更新思路框架。选取武汉虎泉片更新单元作为实证案例，在梳理片区现状问题、明晰目标定位的基础上，提出适配片区禀赋的更新规划策略。研究表明：高校密集型老旧片区更新应以校城融合为导向，聚焦产业功能重构、公共空间开放共享、公服设施补齐完善三大核心路径，推动校区、街区、社区一体化融合发展。研究构建的思路框架和规划策略，可为国内同类高校密集老旧片区有机更新提供理论参考和实践借鉴。

Abstract:: To explore the path of university-city collaborative renewal in the stock development era, and solve practical dilemmas such as insufficient industrial space carriers, fragmented public space between universities and cities, and lagging public service supporting facilities in university-intensive old urban districts of megacities, this paper clarifies the core connotation of old district renewal under the guidance of university-city integration. From the three dimensions of functional industry, public space and public service supporting facilities, a three-in-one renewal framework of "production-ecology-life" is constructed. Taking Wuhan Huquan area renewal unit as an empirical case, on the basis of sorting out the current problems and clarifying the goal positioning of the block, this paper proposes renewal planning strategies adapted to the block endowment. The research shows that the renewal of university-intensive old urban districts should be guided by university-city integration and focus on three core paths: industrial function restructuring, public space sharing, and improvement of public service facilities, so as to promote the integrated development of campus, district and community. The constructed framework and planning strategies can provide theoretical reference and practical enlightenment for the organic renewal of similar university-intensive old urban districts in China.
