摘要:: 中国城市工业建筑遗存活化更新在城市建筑空间资源优化配置、经济结构转型升级等方面发挥着重要作用。基于工业建筑遗存权属演化的视角，在利益主体追求复杂化的背景下，以合肥为例，对中国早期工业建筑遗存的再利用模式进行研究，探讨工业建筑遗存转型动因、主导力量及更新中的权属演化问题，并从遗存的公益性与经营性、权属的核定与转移、多元化开发模式等方面提出发展对策。

Abstract:: The renewal of urban industrial buildings in China plays an important role in optimizing the allocation of urban building space resources and upgrading the economic structure. From the perspective of the evolution of the ownership of industrial buildings, and in the context of the pursuit of complications by the interest subjects, this paper takes Hefei as an example to study the reuse model of the remains of early industrial buildings in China, discuss the motivations for the transformation of industrial building relics, the leading forces and the evolution of tenure in renewal, and put forward development countermeasures from the aspects of the public welfare and operation of the remains, the approval and transfer of ownership, and the diversified development model.
