职能空间是现代城市的四大空间要素之一。在信息网络时代，虚拟与现实空间的不断融合，使城市居民日常工作活动与职能空间需求呈现出周期性流变态势，急需针对性理论指导其空间更新的机变调节。为此，选取城市空间中存量规模大、空置比例高，且具有典型职能空间特征和更新问题的商务公寓为研究对象，引入“职业生命周期”与“流空间”理论，探索建构基于职业生命周期复业协同的城市职能空间“流态更新”方法。该方法以公寓工作空间套型面积、楼层区域、主辅空间配比、单通间配比和公共空间总体规模、配置形式、功能类别、品质属性8项因子为更新响应要素；以初创、发展、成熟、衰退为职业生命周期阶段；以商务办公、生活服务、文娱体验、线上服务为商服职业场景，建构了基于上述系统要素细分与适配关联的城市商务公寓复业协同机理研究框架。通过对20处样本公寓和300组样本业者的调查分析，完成了对不同职业生命周期和职业场景的空间需求画像，并据此建构出“商服综合、商务集合、娱服互促、多元混融”四种复业情境下公寓空间的差异化流态更新策略，以期为我国城市职能空间的人本更新实践提供理论和方法参考。
Abstract:
Functional space is one of the four spatial elements in a modern city. In the network and information era, the integration of virtual and real spaces has led to periodic changes in the daily work activities and functional space needs of urban residents. Therefore, the paper selects the commercial apartments as the research object, which has large inventory scale, high vacancy rate, and typical characteristics and problems as functional spaces. The paper introduces the theories of "career life cycle" and "space of flows", and puts up eight spatial elements as renewal response elements which are the housing areas, floor area, main and auxiliary spaces ratio, different working space ratio, and overall scale, distribution form, function type, and quality attribute of public space, and divides the career life cycle and career scenarios into the four stages of start-up, development, maturity and decline, and the four types of official business, basic service, entertainment service and online service. Based on the subdivision analysis and adaptation association of the above elements system, the paper establishes a framework for the collaborative mechanism research of urban commercial apartments. On this basis, through a sample study of 20 apartments and 300 working groups, the article completes the spatial demanding portrait of the career scenarios in different career life cycle stages, and constructs four occupational-mixed symbiosis scenarios of "business services comprehensive, business all stage, basic and entertainment services mutual promotion and diversified integration" and the corresponding spatial flowing renewal strategies so as to provide references for the renewal practice of urban functional spaces.
