摘要:: 自发性是非保护类历史街区原真性价值体现的重要表征，自发性空间实践是非保护类历史街区实现低成本、可持续更新的关键路径。在充分认识非保护类历史街区更新面临的现实困境基础上，深度剖析自发性空间实践理论内涵及其与此类街区更新的适配性，明确其赋能街区更新的原住民主体、社会空间内容、公众参与保障三大要素。以钦州市1-3马路片区为例，尝试构建主体留存、空间互构、价值共识的更新路径，为非保护类历史街区的保护与利用提供实证借鉴。

Abstract:: Spontaneity is an important manifestation of the authentic value of unprotected historic blocks, and spontaneous spatial practice serves as a critical path for such blocks to realize low-cost and sustainable regeneration. On the basis of fully recognizing the practical dilemmas existing in the regeneration of unprotected historic blocks, this paper deeply analyzes the theoretical connotation of spontaneous spatial practice and its adaptability to the regeneration of these blocks, and identifies three major elements empowering block regeneration: indigenous resident subjects, socio-spatial contents, and public participation guarantees. Taking the 1st-3rd Road Area in Qinzhou City as a case, this study attempts to construct a regeneration path featuring subject retention, spatial mutual construction and value consensus, so as to provide empirical reference for the conservation and utilization of unprotected historic blocks.
