摘要:
采用空间自相关、标准差椭圆、核密度估计等方法，探究南京市共享住宿总体房源以及不同类型房源（整套房屋、独立房间、共享房间）的时空演变特征及其影响因素。研究发现：（1）南京市共享住宿呈现出从双核集聚到组团连片的由核心向外围扩散的时空演变特征。（2）不同类型房源的扩张特征存在差异。在早期萌芽阶段，整套房屋的扩张速度较快，形成了早期的核心集聚区。在快速发展阶段，独立房间的扩散速度显著加快，在全市范围内渗透扩散，整套房屋呈现更加明显的集聚态势。共享房间数量最少且发展最为缓慢。（3）就影响因素而言，南京市共享住宿房源的空间分布与景区景点、餐饮购物娱乐场所、酒店、交通节点存在密切关联，主要受供需关系的支配，并且不同类型共享住宿房源的空间布局和影响因素作用机制存在差异。研究以期丰富共享住宿空间分布的研究成果，为不同类型房源的监管措施提供针对性的实践建议。
Abstract:
Using the methods of spatial autocorrelation, standard deviation ellipse and kernel density estimation, this paper explores the spatio-temporal evolution characteristics and influencing factors of the overall housing stock and different types of housing stock (entire house, private room and shared room) in Nanjing. The findings are as follows: (1) The sharing accommodation in Nanjing shows a spatial-temporal evolution from the core to the periphery, from the dual-core cluster to the cluster. (2) The expansion characteristics of different types of housing are different. In the early embryonic stage, the expansion rate of the entire houses is faster, forming the early core gathering area. In the stage of rapid development, the diffusion rate of private rooms is significantly accelerated, permeating and spreading in the whole city, and the entire houses show a more obvious gathering trend. The number of shared rooms is the smallest and the development is the slowest. (3) In terms of influencing factors, the spatial distribution of sharing accommodation in Nanjing is closely related to scenic spots, restaurants, shopping and entertainment venues, hotels and transportation nodes, which are mainly dominated by the relationship between supply and demand, and there are differences in the spatial layout and influencing factors of different types of shared accommodation accommodation.The study aims to enrich the research results of the spatial distribution of sharing accommodation and provide practical suggestions for the supervision measures of different types of housing.
